Types of Bulgarian Real Estate

Bulgaria is a land full of diversity, but it is not a negative attribute. Bulgaria is diverse in its landscape, its culture, its history, and most of all in its real estate market. Everything about Bulgaria is unique this is why the real estate market is as diverse as Bulgaria itself. Plus, the real estate market in Bulgaria is the best priced through out Europe, even if the prices are higher in the cities and major resorts then in less popular areas. There are many things to consider when thinking about the real estate market in Bulgaria.

The first thing to consider when discussing the types of real estate in Bulgaria is the two tourist attractions there. These represent two of the many types of real estate available in Bulgaria. The two tourist attractions in Bulgaria would be the Beach and/or summer resorts and the Ski Resorts. These two attractions bring with them two types of real estate, one being the beach properties and the other being the ski and/or mountain properties.

Beach properties are mostly sold from the many beach resorts that are on the coast line of Bulgaria. Beach properties usually mean apartments that these resorts have put up for sell, but can mean beach front villas or houses as well. Other real estate that beach resort provides is land and/or land plots. Land is more on the market for hotel chains looking to expand its hotel chain. Sometimes things called holiday villages are also built on land plots.

Ski resorts usually sell apartments as well, the difference being that the apartments for sell here tend to bring in more money because once bought the apartments can be used all year long, unlike the summer houses and apartments that are seasonal. The great thing about this form of real estate is that once you have bought one of the properties you can then turn it into a different form of real estate which is properties for rent.

Besides tourist attractions like the resorts, there is also agricultural and residential real estate. Residential real estate is as it says property for sale in residential areas. Residential real estate could include houses, land, houses and land, apartments, villas, or any other type of home in a residential area. These properties could be for sell or rental only. Then there is agricultural real estate. This is a more rural type of real estate that can sometimes come with a house or not. This type of real estate is perfect for farming.

There are many different types of real estate in Bulgaria, each has its own advantages and disadvantages. Real estate also can mean renting, buying, or visa versa. Any type of real estate is a great investment because more that likely you will be able to rent out the real estate to the many tourists that come into Bulgaria. If you choose to live in the real estate you buy, then know that any part of Bulgaria is a wonderful place to live. Holiday Photo Cards - Better Way To Share The Holiday Season

Hanukkah, an eight day long Jewish festival, commemorates a Jewish rebellion against foreign rulers more than 2000 years ago. It usually comes any time from late November to late December while Christmas, the celebration of the birth of Christ, comes precisely on 25th December. With the close proximity of the holidays and with nearly half of all the American Jews marrying outside of the faith, sending holiday greeting cards to such couples without evoking the religious sentiments of either is a dilemma. Christmas greeting cards may not be suitable for one, and Hanukkah greeting cards may not be fit for the other. The gifted idea of interfaith and multicultural cards incorporating the theme of both Christmas and Hanukkah in one design offers a dignified, creative solution to the problem. By emphasizing the secular qualities and symbols of both holidays, in a respectful way we recognize each as valid. December holidays are usually a challenge to interfaith families. Issues of how to celebrate and how to include both families can be a difficult situation. Sending an appropriate greeting card, no longer needs to be an issue. Now, there are interfaith cards, interfaith holiday photo cards and holiday products which are specially designed to combine the holidays of Christmas and Hanukkah or the holiday also know as Chrismukkah.

The idea of interfaith cards stirred up a lot of controversy in the beginning. The idea of merging the holidays and introducing holiday cards with a common theme invited lots of criticism from religious leaders. There were allegations that these were meant to promote intermarriage. The boom in the online business of interfaith and multicultural products proved such allegations and skeptical remarks to be baseless.

No doubt, interfaith and multicultural cards offer a sense of diversity and tolerance among people of different faiths. There purpose is to unite rather than divide and to acknowledge our differences. What better way to share the holiday season than to celebrate with a little FALALALA Latkes!

Want to Buy a Hybrid, But Afraid to Commit?

The rising demand for hybrids is overflowing at the car rental counter. Rental agencies are increasingly adding hybrids to their fleet of automobiles. Toyota Prius hybrids seem to be the hybrid of choice.

The rentals give Toyota Motor Corp. a chance to show off their Prius and give potential buyers a opportunity to try out a hybrid and decide if it would be right for them.

Hertz Global Holdings Inc., Enterprise Rent-A-Car and Avis Budget Group Inc. all offer Toyota's Prius hybrid at selected branches.

Hertz stated that it will invest $68 million to increase its fleets by 3,400 Prius hybrids by 2008. Consumers can rent a Prius from Hertz at 50 branches of the company's U.S airport locations. The New York City offices will have a 100 hybrids available.

New York Mayor Michael Bloomberg is in favor of increasing hybrid rental cars. He stated that the hybrid vehicles lines up the city's goal of reducing its emissions by 30 percent by the year 2030.

The stop and go traffic of Manhattan traffic is especially suited for hybrids as it allow them to run mainly on their electric motors thereby reducing vehicle emissions.

Carbon dioxide emissions will be reduced by as estimated 3,000 tons per year when a 1,000 ordinary rental cars are replaced by a Prius hybrid according to a Hertz's spokesman.

Not to be out done, Avis said it plans to make 1,000 Prius hybrid vehicles available right away. A spokesman for Avis, John Barrows, stated that the hybrids will be offered in its California, Portland, Seattle and Washington D.C. markets. Avis will consider expansion into other locations if the consumer demand for hybrids is apparent.

Already, Enterprise offers more than 3,000 hybrid electric vehicles, besides 41,000 flex-fuel cars and light trucks that can run on ethanol-based fuel.

Fox Rent A Car which has offices in the US and international affiliate locations around the world teamed up with EV Rental Cars. EV Rental, the only enviromental based rental car company in the US, has offices in Los Angeles, Phoenix, San Diego, and Washington, D.C.

Jeff Pink, founder and CEO of EV Rental Cars decided he wanted a career in protecting the environment after descending into smog fill Los Angeles after vacating in Hawaii with his wife. So he started a rental car company with only green rental cars. Later he teamed up with Fox Rental A Car to increase his presence in the rental car market.

One of the hybrids in EV Rental's fleet is the Ford Escape Hybrid. So, consumers can try a SUV hybrid before they buy one. EV Rental bought the Escape Hybrids from a Ventura California dealer. However, Ford is not making the Escape Hybrids available to the general daily rental market. Unlike Prius, Ford Escape Hybrids are not mass produced. So far, EV Rental or Fox Rent A Car is the only rental company where you can try out a Ford Escape Hybrid.

Brian Chee, an automobile analyst for MyRide.com said that even with the additional hybrid vehicles to rental fleets, the hybrids still only represent a small portion of the rental market. Chee said that it would be interesting to see if rental companies still keep adding hybrids to their fleets after their initial expansion.

With its addition of 3,400 hybrids, Hertz shows the most promise for making hybrids available for rent in the US market. However, not all car dealers are enthusiastic about providing hybrid vehicles for rent. For example, an Austin-area Honda dealer said that it was against corporate policy to sell hybrids to rental agencies. The dealer expressed a desire to keep resale values high for consumers.

New College Students and Credit Cards

If you are about to begin college, you'll find yourself bombarded with opportunities to apply for as many credit cards as you can handle. You'll be offered t-shirts, visors, sun glasses, I even got a portable massager once. The problem is, you'll probably be offered more than you can handle. Just as the tobacco companies prey on the young, credit card companies view young college students as the best investment they can make, for themselves, not for you.

Now don't get me wrong, credit cards are not the ultimate financial evil. Used correctly, they can be a great asset. You just need to limit how many cards you get, and how you use them. Just as importantly, you should get a card that fits your needs. If you are going to use a credit card, you might as well get the most out of it that you can.

Rewards cards are best for this. For example, if you are going to school far away from home, and will be flying back and forth, you may want to get a rewards credit card that offers sky miles, or adds to your current frequent flier miles. If you are going to school closer to home, or commuting, you'll probably want to consider a gas rewards card. Other rewards credit cards that are issued these days are hotel rewards, retail rewards, travel rewards, or even cold hard cash.

Don't just jump at a rewards credit card just because of the reward it offers, you'll also want to look at interest rates, fees, penalties, and all the fine print. Rather than rewards, you may want to reward yourself with an introductory 0% interest rate, these are usually interest free for the first six months. Just make sure you can still handle the payment once the interest kicks in. All to often I come across people who maxed their cards out during the interest free period, and were unable to keep up the minimum payment once the interest free period was over. Keep in mind too that 30% of your credit score is based on how much you owe, and 35% is based on how you pay your debts, i.e., on time, 30, 60, 90, and 120 days late.

Many companies offering credit are also looking at your debt to credit limit ratio so it's very important to refrain from maxing out your credit cards. They look at it like this: Let's say I have three credit cards each with a $5,000 limit. On the first card I have $1,000 charged to the card, on the second I have $3,000, and on the third, I have $1,500. Should something happen to my source of income, I still have access to $9,500 to carry me through a rough time. Now lets say I only have one card with a $1,000 limit and $500 charged to the card. Even though my debt to income ratio is great, if something happens to my income, I only have $500 to help me out, so the credit card will probably get maxed out, and the payment not made. The credit card companies can preach all day that a good debt to credit limit ratio shows responsibility, but they couldn't care less whether or not you are responsible in the use of your cards, just as long as you continue to make payments to them.
