16 Step Recipes for Success

1. Keep on Dreaming. Only in dreaming you can awaken your giant within!

2. Believe in yourself. Believe in your skills, talents and abilities that you can if you think you can! Remember, no one will feel you insecure and inferior without your consent!

3. Read Good Books. Make reading good books as part of your habits. Good books are hidden treasures that can help you to become wise and leader among men.

4. Know what you are doing. Believe in what you are doing. Love what you are doing and never think of backsliding. For the world cannot be won with a doubtful spirit.

5. Act. Dreaming without acting is meaningless in all meaningless under the sun! To make your dreams come trueyou must work and strive for it with all your might!

6. Never accept defeat and failure, for that is the word and vocabulary of the fools and losers. Remember, success is never ending and failure is never final!

7. Learn, laugh at your mistakes and make a glorious one.

8. Be contented of what you have but dont be contented of what you are.

9. Manage your time wisely. Remember time is gold.

10. Take good care of your health. Good health is your only capital and investment to reach your dreams and goals in life.

11. Be careful, watchful and vigilant! Dont ever forget to nurture your character, for your character will cover and protect your reputation from the trap and honey words of wicked individuals.

12. Be an open-minded person. Remember there is more hope to the fool than to a close minded individual.

13. Have self-respect. Remember none but one can harm you. None but yourself is your greatest foe. He that respects himself is safe from others. He wears a coat of mail that none can pierce.

14. Be interested in people. Remember no man is an island.

15. Value your family and friends. Remember there is always a need of the family and good friends.

16. Dont worry, be happy. If you are worried about something, tell God. If you cannot remember something, ask God. Try to get in the habit of taking everything to God first and your plan will succeed!

Here is a Way for Managers to Discover Leadership

Debate rages about what are the differences between leaders and managers. There are many articles and books written on this topic and yet for anyone to progress in their career it will be essential for them to recognise the difference.

Management and leadership are a continuum along which we progress in our careers if we aspire to the top jobs. You could argue that good managers make good leaders. I would disagree. There are many examples of outstanding leaders who have qualities far in excess of those required to be a good and effective manager.

The roles are different. Managers control; they operate within boundaries, like order and follow direction. Leaders on the other hand accept additional responsibility and challenge established order. Leaders will take risks, seek opportunities and use personal appeal and charm to get things done.

Many people start their careers following specific education and training and some remain as specialists through out their career. Others seek career development to progress. They become team leaders, project leaders and have to acquire the skill to adapt to changing situations and manage and lead other people.

Those that have ambition and want more progress will continue to develop through continuous career training. These moves are indicators of leadership aspiration and potential with a realisation that to continue to progress it is necessary to change career.

Each new challenge requires additional qualities. A good example being to change from say, Research Engineer to CEO would normally be achieved via a number of steps (changes).

The change from specialist to manager can be traumatic. Specialists can deal in fact, managers have to acquire flexibility and an ability to juggle a number of balls at the same time, more senior managers - leaders have to try to manage all these variables while developing strategic vision, goal setting skills and an ability to plan to achieve corporate results.

Additional skills such as strong networking abilities are essential both within and outside the organisation and in addition it is vital for leaders to maintain a healthy lifestyle with good work life balance.

Recognising some of these distinctions in the different roles will give the aspiring some idea of what career development they need to undertake if they are to rise to the pinnacle.

Basements and Garages Are Prime Real Estate: Ten Tips to Make the Most of These Neglected Areas

1.View basements and garages as rooms and plan how youre going to use the space; visualize how youd like it to look and feel. Grouping like things together is one of the most basic organizing principles. So create zones; a gardening zone, a camping zone, a recycling zone, etc. This makes for a logical system. PS: always label!

2.Make sure all your equipment is clean and maintained before storing. Mud or dirt can cause rust, mildew or deterioration. PS: donate or throw away before you store; why make room for items that need replacement?

3.Your storage area should be dry and ventilated. Wrap items. appropriately. Lawn furniture cushions should be thoroughly dry before storing and then placed loosely in a nylon bag or plastic storage bin to keep them dust free.

4.Dont keep anything directly on a basement floor in case of water damage. Cement blocks with wood pieces create instant shelves. Better yet, use clear plastic bins. You can see whats inside and the bins protect from water damage. PS: remember to label them!

5.Turn a plastic wading pool into a holding bin for inflatable toys, beach totes, swim goggles, and other seasonal accessories.

6.Dont forget valuable wall space. Hang pegboards and hooks, add shelving, and put a sturdy utility shelf unit (metal or plastic is better than wood) in an empty closet. PS: Lowes sells one I love: its made by Plano and costs about $20+-.

7.Place gardening toolsrakes, shovels, hoes, etc.inside a sturdy trash barrel with wheels. Hang small tools around the rim. When its time to garden just roll the can to wherever you want to work. PS: trash barrels are also great for hockey sticks, bats, balls, etc.

8.Store the lawn mower in a ventilated area, away from flammable items. PS: get the leaf blower and snow blower serviced and ready for fall and winter.

9.Drawers from old furniture and empty luggage are great for storing. The luggage is going to be sitting there anyway; why not put it to good use?

10.If you still need more room, consider a storage shed behind your home. PS: make sure it can be locked and is thoroughly protected from the elements.

Disorganization takes up so much space! Organize all your clutter and youll be amazed how much more stuff you can fit! And imagine actually parking your car in the garage! By the way, all those trips to the beach and taking the dog to the park have taken their toll on the car. Clean the upholstery, floor mats, and car seats. The car will look great and have a new home!

Strategic Advertising for Real Estate Agents

99% of advertising doesnt sell a thing.

Sounds like something a local real estate agent might say after paying for yet another ad that didnt produce, right?

You might be surprised to learn that the quote actually belongs to David Ogilvy, legendary founder of one of the worlds largest and most successful advertising agencies.

Yikes if a man regarded as a giant in the ad industry is so negative about advertisings success rate, how should you feel?

The Bad News is the Good News

There is an upside here. If so much of the advertising in your local market is ineffective, you can gain a significant edge on your competition by having a better local advertising strategy than other agents.

Advertising vs. Advertising Strategy

Notice that I said a better advertising STRATEGY, not simply better advertising. Theres a big difference.

A better ad might get you a few more leads in the short term. A better advertising strategy can help you to have a consistent, meaningful message in your advertising, and will position you to get more business from your local market on an ongoing basis.

With that in mind, here are three tips to help you define your advertising strategy, and put it into action:

1) Have a Strategic Objective In Mind BEFORE you Advertise

Advertising for the sake of building awareness is probably the fastest way to flush your advertising dollars away.

Before you even think about buying an ad, you must have a strategic objective in mind after all, why should you pay for any type of ad unless it helps you to reach your objective.

Here are just a few questions that you might ask yourself before placing an ad to help define what you want your advertising strategy to do for you:

- If I could be known for just one thing in my local market, what would it be?
- Which part of the local real estate market is not currently well serviced by other agents? Is there potential in this neighborhood/age group/demographic profile?
- Which part of the local market is emerging and might be a driving force for sales in future years?
- Whats changing in my market right now immigration, aging population, young families moving in, etc and how do I capitalize on the change more effectively than my competitors?

If you can answer even some of these questions, you will probably be on your way to identifying the basis for an advertising strategy.

For example, you may determine that based on trends and current prices, your market will become increasingly popular with first time homebuyers. As a result, your strategic objective may be to use your advertising to become recognized as the local expert in serving first time homebuyers.

2) Have a Specific Objective for Each Ad you Place within your Strategy

With a clear objective as part of your advertising strategy, you can now think about investing in ads that support your objective.

Heres a tip - you can create advertising that generates an immediate response while also serving to build your brand in a particular market.

Continuing with the above example, if you ran a series of ads in the local newspaper offering a free First-Time Homebuyers Report available from your website, you would actually be running a direct response ad (aimed at getting people to download the report) that also delivered a brand building message (the message being that you are the agent for first time homebuyers to call because you are the expert in that field).

You can measure the success of the ad by looking at the number of downloads from your site while the ad was running since generating downloads was the specific objective of the ad. If the ads dont generate enough downloads to justify the cost, pull them or change them. Ads are only valuable if they get you closer to achieving your strategic objective.

3) Be Consistent

All of your advertising (online, print, directory, flyers, etc) should be similar in both style and substance within your advertising strategy.

Yes, a consistent look and style for your ads is important to help you get recognized in a competitive market.

But even more important is being consistent when it comes to the messages in your ads. You cant buy a Yellow Pages ad that promotes you as the leader in client service, and then advertise your low low price in the local newspaper, and then distribute flyers that try to promote you as the family real estate expert.

Your messages cant conflict! Again, heres where an advertising strategy comes in. With a strategic objective in mind for your advertising, you will be able to focus your advertising dollars on communicating a single, clear message to potential clients about why they should call you.

An Advertising Strategy is Critical to your Success

If Mr. Ogilvy was right, then most of the advertisers out there in your real estate market are getting it wrong. This creates a huge opportunity for you to use an advertising strategy to drive business and outdo your competitors.

- Have a Strategic Objective for all of your Advertising - Know what you want to say about your business, and who you want to say it to within your local market.
- Have an Objective for Each Ad Measure each ads results against the strategic objective you are trying to achieve - if you dont, how will you know if the ads were successful or not?
- Be Consistent Make sure all of your ads are focused on helping you reach your strategic objective by communicating a clear message to the market.

Advertising can be a tough game, but so can real estate. And in both cases, those with a well thought out strategy will almost always succeed over those that dont have a plan.
